A digital framework for digital buildings

Buro Happold has developed a digital framework for delivering smart/smarter buildings. The presentation will summarise how they are using data and data modelling techniques to engage a broad spectrum of stakeholders, and define their operational needs in an actionable brief.

A smart building project should address the needs of multiple stakeholders and ensure any one technology is fully leveraged to benefit the many. Tom will showcase how their digital framework gives them the agility to navigate a complex landscape including ‘stakeholders’, ‘use-cases for technology’, ‘user journeys and experience’, and the inter-dependencies of a ‘technology pallet’.

Defining an outcome-orientated brief is the crucial first stage in any smart building project, and a digital approach provides clarity for solution development, procurement, and ultimately a smarter built environment in operation for People & Planet.

Smart Tendering to create Smart building Solutions

Want a supplier who can be SMART in supplying your building services? Do you change providers but always get the same solution? Confused about what you need to do to tender services out and what commercial model is best?

I have been working in the built environment for over 25 years and have sold, operated and have tendered for some of the largest portfolios in the country for building services. As a massive advocate in finding the correct supplier that suits you, and that won't always be my business!

I wanted to host a non-sales session based on my experience of how to find the ideal operational model, value, commercial & contract model and partner for your building engineering and service needs. Creating a simple path to giving the right information and making the right decisions based on your building and your assets.

Join me to discuss how to get the best out of choosing a provider for your buildings, what commercial models are available? and for handy hints on how to get the best value between reactive and PPM models.

We will focus on what an asset list is, what services specifications are available, what is SFG20 and what is an absolute must-have level of service to keep you compliant. How the condition of your asset pool should guide your purchasing decisions. What technologies are available to give great first-time fix and response times for reactive tasks.

How to manage your compliance and how to make sure you have the basics covered to ensure you can get on the journey to innovation, CSR, energy management and successful partnerships.

Buildings that Talk

Billy Marigold will explore why Smart and Intelligent Buildings are like fingerprints, unique in their typology and levels of automation. 21st Century Smart and Intelligent Buildings are typically unique as the client brief often requests high degrees of automation to control the building’s performance. Billy will suggest there is a growing awareness of how Smart and Intelligent Buildings can help clients and tenants decrease their carbon footprint whilst helping to reduce energy costs.

Continuing to explore how significant advances in building technology have led to high degrees of automation, Billy will share how Building Integrated Networks can help to create workspaces that are bespoke to the end user. Lighting, Temperature Controls, Energy Management and Car Charging are all aspects of a Smart Building that can help inform Clients of their building’s use and performance.

Billy will delve into why it is essential to prepare a Smart Building Strategy early in the design stage. User Experience, Building Information Dashboards, Smartphone Apps, Cyber Security, Open Standards, Sensors and Integrated Communication Networks will help to inform the strategic thinking of how the building will perform. Billy will share how this approach has helped to create value for clients, meeting their business needs whilst successfully integrating technologies to design and deliver “Buildings That Talk.”

The Smart Building Lifecycle: Delivering Sustainability Throughout

The UK’s ambition is to reach net zero by 2050. By then, 80% of buildings that will exist are already built today. Buildings are responsible for 40% of global carbon emissions, of which 70% are from building operations and 30% from the original construction. If we are to achieve net zero targets, we must look to reduce both embodied and operational carbon emissions, through decarbonising our existing building stock and rethinking the way we design and construct new.

How can we ensure a building is sustainable throughout its lifecycle? What will the new energy landscape look like and what impact will this have on our buildings? How will the operation and maintenance of our buildings change to become more efficient and contribute to the wellbeing of its users?

In this presentation, we’ll discuss how smart building technology is essential in answering these questions and how smart, integrated systems are the foundation to achieving net zero targets.

How Can the Smart Building Industry Improve Technology Outcomes?

The technology around smart buildings can often feel alien to even the most experienced property professionals, especially when embarking on first-time projects. The desire to create a smart building without understanding what you want the technology to achieve or the practical steps necessary for success can often lead to problems.

How can the smart building industry give real estate developers, who are new to smart technologies, a helping hand to make sure they are getting as much out of their project as possible?

The Smart Building Project Canvas (https://github.com/memoori/smartbuildingprojectcanvas) has been designed to encourage best practice amongst industry professionals and give people the confidence to create the best spaces possible. It is a list of questions to address at each stage of a project, from setting out aims and goals for success at the beginning to considerations about delivery and management, cost and risk and future-proofing. We want project teams to use it to create the most efficient and best-performing projects possible whilst effectively budgeting for the appropriate technology.

The canvas has been released under a Creative Commons license, so it is free to download, share and modify, as long as attribution is maintained.

This talk will focus on practical steps, highlighted in the canvas, that real estate developers can take to improve their smart technology project outcomes.

Can a Smart Factory make you Sustainable?

It was in his time running a factory that Ben identified that one of the biggest opportunities was known as fixed costs, something historically overlooked. The largest portion of most manufacturers fixed costs are the utility bills. Combining his enthusiasm for sustainability with Lean principles of eliminating waste, Ben wanted to identify those opportunities to reduce the energy consumption and improve the energy efficiency of the industry. But where do you start?

This is where a Smart Factory plays its part. To understand where the waste is, data is required. This data, when processed can be converted to user friendly analytics to identify blindspots. These blindspots can then be eliminated, saving energy, saving money and reducing your carbon footprint. In this session, Ben will explain the strategy taken at AMRC North West to achieve this objective, the successes and the challenges, and how the AMRC North West can help your business achieve these same results.
