Building Certifications and AI: Can We Close the Design–Performance Gap?

35 minute session

From RESET to NABERS, WELL to BREEAM, building performance standards are raising the bar for owners and operators. Yet too often, certified buildings underperform once occupied, exposing the gap between design intent and operational reality. This session explores how AI and high-quality building data can bridge that divide—helping owners move beyond reactive compliance toward predictive, performance-driven intelligence. Certification is no longer the finish line; with AI, it can become the starting point for lasting asset value, stronger tenant retention, and real ESG credibility.

Bridging the Gap: Building Data That Works Beyond Handover

35 minute session

Smart buildings promise efficiency, sustainability, and better user experiences, but only if the data behind them is right from the start. In this session, Richard Bellairs from Planon and Andrew Waters from Schneider Electric will explore why the way we manage building data during construction or renovation can make or break operational success.

They’ll share insights on how to avoid the common pitfalls of fragmented data, and why a connected, structured approach linking building systems, IoT, and workplace management platforms, sets the foundation for smarter operations. Expect a practical, forward-looking conversation that challenges assumptions and offers real-world takeaways for anyone involved in delivering or operating smart buildings.

Whether you're a developer, facilities leader, or tech strategist, this session will help you rethink how data handover can become a strategic advantage and not just a project milestone.

From Assets to Action: How To Transform Your Workplace with Data Driven Intelligence.

35 minute session

Workplaces are becoming more complex than ever. From AV systems and printers to lockers, sensors, and even furniture, every organisation is managing a growing estate of assets that employees rely on daily. When these assets fail, the impact is immediate: lost productivity, rising service costs, and a poor employee experience. Traditional approaches to asset management and issue resolution are too siloed, too reactive, and too slow.

This session will introduce a new way of thinking where asset management isn’t just about keeping an inventory, but about creating a living, breathing digital fabric of the workplace. We’ll explore how Ricoh’s Workplace of Things (WoT) and Mission Control bring all workplace assets and data streams together into one ecosystem, turning passive information into proactive action.

Delegates will discover how:

- Assets of all types, from smart devices to “dumb” furniture can be auto-discovered, geo-located, and continuously monitored for health and utilisation.

- Predictive maintenance, AI-assisted resolution, and telemetry-driven insights drastically cut mean time to resolve (MTTR) and reduce operational costs.

- Mission Control serves as the cockpit for facilities, IT, and workplace leaders, fusing live occupancy, energy, and asset data into a single, configurable console.

- Real-world examples show how organisations have turned asset pain points into opportunities for efficiency, sustainability, and even revenue growth.

Attendees will walk away with a clear understanding of how to move beyond reactive service models to a proactive, AI-driven workplace where issues are solved before they’re even noticed. Whether you’re an IT leader, facilities manager, or service provider, this session will show you how to unlock the full potential of your workplace through unified asset management and Mission Control.

Sodexo Implementation of the Xempla Decision Automation System at Manchester University NHS Foundation Trust (MFT)

35 minute session

This session will explore how smart, data-driven maintenance is transforming the management of complex building estates. Drawing on Sodexo’s work with Manchester University NHS Foundation Trust, it will showcase how the implementation of intelligent asset performance management software enables organisations to make smarter decisions, improve efficiency, and drive sustainability.

Attendees will gain insight into practical applications of condition monitoring, predictive maintenance, and digital analytics, including tangible outcomes achieved at one of the largest acute NHS Trusts in the country. Over 18 months, the system has helped reduce energy costs by over £300,000, cut electrical consumption by 1 million kWh, and lower carbon emissions by more than 2,000 tonnes. In addition, it has prevented 69 critical asset outages, avoided 85 early lifecycle events, and ensured uninterrupted functionality in user areas.

The session will also highlight the engineering and digital strategies behind these results, showing how mechanical and facilities expertise can be combined with smart technologies to optimise building performance. Participants will leave with practical insights into implementing predictive maintenance and leveraging real-time data to deliver operational efficiency, resilience, and long-term value.

What’s Next for the MSI?

40 minute session

With the digital building market maturing, both in terms of client understanding and technological standardisation, are we reaching the point where MSI’s, at least in their traditional sense, are reaching their sell by date? With their seemingly built in obsolescence, we ask what’s next for MSIs?

Our cross-industry panel will attempt to answer this question by discussing:

  • Have we already reached a point where smart building technology can be regarded as plug and play?
  • What are the staging posts on the timeline to likely MSI obsolescence?
  • How can MSI’s continue to add value (and avoid obsolescence) in this future ’standardised’ world?

Mind the Gap: From Data-Driven to Human-Centred Buildings

35 minute session

'Smart buildings' have become the new normal, with the next generation of integrated solutions such as ‘Hereworks Happy’ generating actionable insights to optimise lighting, air quality, space utilisation and other critical factors known to boost human motivation and performance. And yet, these simple tech-enabled enhancements are often left to languish on a digital report, whether through the absence of a senior HR voice in key decisions, or a lack of incentives for contractors and facilities management teams after hand-over. This gap contributes to a loss of credibility for the sector, downward pressure on pricing and ultimately lost opportunities to leave a legacy of innovative, inclusive and inspiring buildings worthy of our future selves.

This panel will provide a unique opportunity to learn from successful global businesses, along with their facilities management teams and smart building solutions provider Hereworks about how they made the business case for closing the gap from data-driven to human-centric buildings, and where they see the barriers to change. We will also explore the concept of SWIFTHR which not only includes HR at the Smart Building table, but actually gives HR ownership of a new cross functional team who will re-invent how we manage & operate commercial buildings in the future.
