This session looks into how smart retrofit can out-return new build, because ageing buildings leak money loudly and improvements are measurable. It covers where retrofit programmes fail and sets out three moves: measure reality, build the digital backbone, iterate and scale.

Tom spent two years advising clients on smart buildings before moving to the side that has to build them. Trained as an architect, worked as a data engineer, and now designs systems at Hereworks for global banks, magic circle law firms and FTSE 100 occupiers, across new build and retrofit. He writes and speaks on technology, power and ecological impact in the built environment, and engages with smart building startups more than is strictly necessary.
